  • Providing a rental valuation of the property, and offering advice as required.
  • Advertising as necessary, selecting tenants, arranging/carrying out viewings, obtaining references, dealing with negotiations.
  • Preparing and granting by signing as Agent a suitable tenancy agreement in accordance with current legislation.
  • Carrying out Check in and out Inventory if landlord requires.
  • Advising on and assisting in the transfer of the utility service accounts.
  • Collecting and holding as stakeholders a security deposit usually equivalent to one calendar month's rental.
  • Receiving ongoing rental payments, preparing and forwarding to The Owner and/or their accountant financial statements monthly, and remitting the balance of rental payments within one month of the due date, provided the same shall have been received.
  • Advising on and ensuring compliance with the Gas Safety (Installation and Use) Regulations 1994 & 1996 with regarding to the inspection, maintenance, and keeping of records in respect of gas appliances in tenanted premises, The Owner being responsible for all costs involved.
  • Advising on and ensuring compliance with the Furniture and Furnishings (fire) (Safety) Regulations 1988 (amended 1989, 1993 & 1996) regarding a minimum fire resistance standard of specified items supplied in the course of letting property, the Owner being responsible for all costs involved.
  • Advising on and ensuring compliance with the Electrical Equipment’s (Safety) Regulations 1994 with regards to the condition and safety of electrical equipment and appliances in tenanted premises, the Owner being responsible for all costs involved.
  • Inspecting the property periodically to ensure compliance with the terms of the tenancy agreement.
  • Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to the Agent's notice and which the Agent considers necessary, up to an estimated cost of £150 for any one item or job, the Owner being responsible for the cost involved.
  • Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs, re- advertising and re-letting to new tenants as appropriate
  • We also inspect the property on a regularly bases to insure the property is looked after by the tenants and if there is any maintenance required in the property.
  • Within the guaranteed rent scheme, you will get paid rent every month even if the property is empty, we cover all maintenances cost for up to the price of £150 and property is given to you in the same conditions as you give it to us subject to wear and tear.
